If I list my
home and it does not sell, will I be charged a
commission? No. If you list your home with Ashley Primm and Primm
Real Esate Firm, LLC and it fails to sell within the
specified time in the listing agreement or any extension
thereof, you will not be charged a
commission. My commission is due at closing unless
otherwise agreed to by all parties. You have nothing to
lose!
Should I be at home when my property is
shown? I have to say the
best answer to this question would be no. It seems that all parties
involved get nervous when a home is shown and the sellers are
present. The potential buyer is afraid to look inside
of closets and other personalized spaces (such as bathrooms)
and the sellers want to make conversation which seems to distract
the customer and keep them from getting a good look at the home.
If you have to be home, it is a good idea to sit on the porch
or carry on a normal routine and let me do my job.
Will I receive a call before my house is
shown? Yes. I will always call and try to give you plenty of notice
before I bring someone to tour your home. It is possible that a
situation will arise when only a short warning is possible.
Potential buyers sometimes call from cell phones and want to meet an
agent right away while they are in the neighborhood. It is important
to remember that the goal is to show your home as many times as
possible so it is important to keep your home neat and clean at
all times.
What
is the brokerage disclosure? Is it a
contract? The brokerage disclosure is not a contract and by
signing it, you do not legally bind yourself to anything. The
brokerage disclosure simply states which party the agent represents
and it is designed to protect all parties involved. For
example, if I am showing a listing of Primm Real Estate Firm, LLC,
I will be representing the seller and representing the sellers
best interests. I will be completely honest with all parties
and will disclose any known facts as to the condition of the
property.
What is
subagency and will it affect my
home? Subagency is the term for what happens when another
company's agent shows a home as a subagent for
another company's seller. In other words, an agent from another
company will be showing your home to a potential buyer while
representing the sellers best interests in the
transaction. The up side of subagency is that your home will have
many more opportunities to be shown if all companies are allowed to
show it.
